Residential Lease Guaranty

Qualification and Guidelines


Income:  You must have verifiable income that is at least 2 times the amount of rent.


Employment:  You must be presently employed with job history that includes 6 months with your current employer.


Rental History:  All your prior lease agreements must have been fulfilled.  You must have 6 months verifiable rental history and had no more than 1 late payment and no more than 1 insufficient check in the past 6 month period.  You must not owe money to another rental company or owner.  Your rental reference must be favorable.


Credit:  Your credit history must not have judgments, bankruptcies, forclosures, possessions, write-offs or collections within the last 6 months.  You must currently owe no more than $300.00 in delinquent payments.  You must have no outstanding federal tax liens. 


Convictions:  Certain felony convictions against you or other proposed occupants of your dwelling MAY disqualify you.  This is determined on a case-by-case basis.


Application:  Each applicant must pay a $30.00 non-refundable fee to process the application.  Applicant must provide a valid Drivers Licenses, Social Security Card and Proof of Income (Check stubs, Income Tax Statement, SSI Letter, ect.).


Number of Occupants per Unit:

1/1, Maximum of 2 occupants

2/1, Maximum of 4 occupants

3/1, Maximum of 6 occupants

4/1, Maximum of 8 occupants
